The Kirkland Triathlon came through the Kirkland Highlands last Saturday. The race gave me a new appreciation for the difficulty of getting up 112th Ave NE into our neighborhood! While taking photos, I looked at the road in a different light, noticing the long climb to the road. As you can see from the first photo, 112th actually disappears as it drops down towards NE 87th. This made it slow moving for a lot of the bikers. The race began downtown, headed east on 7th, then north through the Highlands over to Rose Hill and then back into Kirkland in Houghton.
I got to see some of the leaders of the bike race as they flew downhill through Houghton. I’d just finished working out and before I headed back to the Highlands, some of the leaders came zooming town the hill on NE 68th. The leaders were coming through Houghton just after 9 AM. These folks were really moving!
Kudos to all who participated in this great annual event!
Kirkland, Kirkland Highlands, Kirkland Highlands garage sale
The Kirkland Highlands is having a huge garage sale this weekend where you can find some great treasures and some good deals. There will be garage sales all over the neighborhood. I hear there are going to be some great items out there from clothes to kids’ toys and lots of household items. The sale is from 9AM to 2 PM.
Come to the Highlands just north of Central Way (85th Street) at 114th Ave NE and follow the signs.

I wish I could say the reason I’ve not written a blog post recently about the bi-weekly real estate happenings in the Kirkland Highlands is that it’s been gorgeous weather and I’ve been having fun in the sun, but really it’s because I’ve been having fun selling homes this past month. That’s good fun, too, but I must say I do miss the summer we usually have in the Seattle area.
The pace of the real estate market in Kirkland and Redmond has felt almost like it used to be, in 2007. There are a lot of buyers out looking at homes. Homes are selling well. The pending sales in the Highlands all sold in under 2 months time, with one home selling in under a week. The pending homes range in price from just under $400,000 to just under $1,000,000, reflecting the broad price range of Kirkland Highlands’ homes.
I’ve recently sold a couple of homes with multiple offers! The level of activity in the real estate market feels good.

The past two weeks were quieter than about a month ago when there were 5 new listings on the market. This week there are two new listings, there have been a few sales, and a few homes came off the market as they had not sold. Although there were sales this week, there were no sales that closed. Since there have been more sales happening, I expect to see some closed sales in my next report. Right now, the Highlands has a mix of some great homes for sale in price ranges from the low $300’s to over $1 million. There’s something for everyone here as the Highlands has a wide variety of housing styles and prices. The Highlands is located close to downtown Kirkland and has great access to the highway 405, so it’s a terrific location.

The Kirkland Highlands real estate market is breaking out of the tight price range of $350-750,000 that we’ve seen over the last month or so. There’s now a home available under $350,000, a home for sale in the $800’s and two for sale over $1 million. This range is more representative of all the homes available in the Highlands neighborhood. Real estate sales are still good as two home are now pending and two home sales closed. One of the sales happened in two days and was for full price! Full price offers are rare in this market, but there are some buyers who recognize a good value and go for it.
This week there are a couple of more homes for sale, so we might see more coming on the market in the next month or so, which is pretty typical for summer.

It was a good two weeks for real estate in the Kirkland Highlands. There are only 19 homes for sale and 4 homes received and accepted offers these past two weeks. One home sale has moved to pending status, which means the inspection has been resolved between the buyer and the seller. There were no home sales that closed the past two weeks, but there will definitely closed sales coming up in the next few weeks because there have been several sales over the last month. The homes for sale in the Kirkland Highland’s continue to fall in the mid-range of pricing for the neighborhood. The homes for sale fall between $350-$749,999. All of the homes that are new to the market this week were priced between the high 300’s to $575,000.
The two homes that were available for over $1 million dollars sold a couple of weeks ago. This week’s closed sale happened to be a home priced under the $350,000 range. It sold in just a few weeks.

There are big gaps in the Kirkland Highlands real estate market with homes available only in some price ranges, but not all. Right now the largest number of homes for sale falls in the $500-750,000 price range. Because there is more for sale in this price range, the pricing for these homes will need to be more competitive.
