What happened in Kirkland Highlands real estate in 2009?

Total number of homes sold:


21 homes, 5 condos, total of 26 property sales.

Price range with the most number of homes sold:

homes-$300-399,999.  condos-$500-599,999

Price range with the least number of homes sold:

Homes- $200-299,999, $700-799,999, $900-999,999, and over $1,000,000 (1 each)

Condos-$100-199,999, $600-699,999, $700-799,999 (1 each)

Month with the most number of home sales:

Least expensive home sale: $295,000

Most expensive home sale: $1,070,000

Last year, Kirkland Highlands real estate, as all of Kirkland real estate, got off to a slow start.  Early in the year, most months saw little real estate activity.  Kirkland home sales took a more positive turn as summer headed into fall.  There was a spurt in the number of sales while other eastside areas, such as the Redmond area around Microsoft, were slowing down. I suspect that many home sales were to first time home buyers who used the benefit of the 2009 first time home buyer tax credit.

The price range in the Kirkland Highlands dropped dramatically as there was only one home sale over $1,000,000.  Quite a difference from the past few years.

We’re definitely in a real estate market now where anything can happen.  The best homes, those beautifully staged and priced well, will sell easily.  Other homes will languish on the market as the homes that are a better value will sell instead.
